The small community of Litchfield in Hillsdale County has committed to preserving its historic but empty school building that dates from 1928. Black Raven Architects is in the early stages of evaluating the building for adaptive reuse. We have documented the existing conditions and are exploring various design scenarios that will both retain the building’s historic character and provide a reasonable financial return for potential investors. The building has been well maintained and is excellent structural condition. The large gymnasium/auditorium wing, which includes a stage and commercial kitchen facilities, is expected to become a community events space. Litchfield has an urgent housing shortage, so a 1950’s-era classroom addition is being studied for conversion to apartments. The site also has room for the construction of new multi-family housing.
